Rip out and make good

Approximate space renovation cost, based on talking to a local builder (Mick Froy), rates from: [1] and the building assessment by BDP[1], where they concluded the building condition was 'Fair - Element is still usable but is in a state where it will continue to degrade at a rapid rate if not repaired.'

Quote received following internal inspection

An internal inspection of the property was undertaken on 23-Jan-2015. The following people were present:

Rob Berwick, Jonathan Leach and Mark Mellors (Hitchin Hackspace)

Mick Froy (Local Builder)

Ian Davis (Senior Building Surveyor, NHDC)


The following quote was received from Mick Froy on 9-Feb-15:

"Dear Mark


Please find below as requested.


1. Supply and fit 2 number plastic entrance screens.

2. Cut window openings in Mural and make good.

3. Re-glaze broken windows and screw closed.

4. Fit new door and frame to gents office.

5. Supply and fit insulated plasterboard to gents walls only.

6. Skim all new plasterboard.

7. Cut doorway and fit door and frame between gents and ladys and make good.

8. Widen existing doorway for wheelchair access.

9. Fit new door to lady’s office.

10. Increase height of walls around disabled toilets (Lady’s)


PRICE: For the sum of £6530.00

Assumptions (Note: these have not been updated following the internal inspection which took place 23-Jan-15 (RDC, 25-Feb-15)

  • Ceiling is in a good condition and just needs painting
  • Overall building is structurally sound and water tight, and requires no remedial work
  • Walls are tiled or just need painting. If walls do need rework then they will be covered with OSB and painted, not plastered.
  • Window frames are sound
  • Polycarbonate is donated to replace any broken glass (MM knows a source)
  • One of the existing toilets can be kept and made usable with minimal expense
  • floor is tiled and is usable as is
  • There are no gas pipes that need moving or removing
  • Space heating will be done with portable electric heaters (cost included in fit out budget)
  • Three phase electricity supply is not required

contingency costs

  • Second hand floor tiles ~£100 [2]
  • Moving a toilet or putting up a stud wall around an existing toilet ~£500
  • self levelling floor compound, to skim a rough floor ~£350 [3]

Assumptions

  • Broadband/phone line not included. Mobile data will be used instead, using phones as wifi hotspots, as currently used at Ransoms Rec meetings.
  • Fire extinguishers will be replaced after 5 years, equivalent to ~£10/year cost.
  • A water meter can be fitted
  • Renovation costs can be offset against rent, so assuming rent zero or very low for first five years
  • Business rates only payable between Oct-16 and Mar-17. In April 2017 the 100% rates relief threshold will increase from £6,000 to £12,000
  • Heating assumed to be via existing radiators (if fitted and functioning) or with portable electric radiant heaters
  • Members will remove own rubbish (for recycling where possible). Council quote of £197 received ~2014
